1. What is N-Play?

N-Play RE LLC is a privately held technology service company focused on bringing home buyers and sellers together throughout its patent pending solution known as N-Play. Our customers are exclusively Realtors and Brokers and their respective prospects and clients. Our mission is to be a facilitator for change to the real estate industry by bringing home buyers and sellers together in an online interactive environment that results in a transaction.

2. Why should I use N-Play?

N-Play provides nonbinding, anonymous, transparent and nonthreatening online process for everybody involved in real estate transaction. N-Play gives you hands-on direct participation and control of your offers which results in the best possible outcome for you and for the seller.

3. Do I need to be a real estate agent to use N-Play or does my real estate agent have to use N-Play for me/on my behalf?

You do not have to be a real estate agent to use N-Play. Your real estate agent can sign up for free to instantly start adding their listings to N-Play. Once listings are in the N-Play system you can start making offers.

4. How does N-Play work?

N-Play system allows real estate agents to add their listings to N-Play, either manually or automatically. Once listings are in the N-Play system you can start making non-binding real time offers using the property offer grid. Seller and their agents will get notified each time an offer is registered/activated. The seller may choose any offer at any time based solely on their own choices at the time. Thus it’s very important that you make best possible offer as fast as possible.

5. How do I get started?

Find your dream house using a realtor website and click on the “make offer” button. Enter your offer details such as price, closing date, payment type, closing costs, etc. and register your offer. Then check your email to confirm your N-Play account. You will be able to use that same account when you make offers on other N-Play listings. Once your offer is active on the offer grid monitor the activity to see how your offer compares to other offers. You can adjust your offer in real time at any time before seller accepts it to improve your ranking.

6. How does N-Play rank offers?

N-Play employs a comprehensive ranking algorithm that processes offer conditions based on a combination of the seller’s preferences, present value considerations and risks. The net value of each offer is then compared to other buyers offerings made on that listing and then each buyer is ranked accordingly from best to worst.

7. Is my offer binding/does my offer constitute an agreement?

All offers made on real estate properties through N-Play are made in good faith by you, made pursuant to the N-Play Service Policies (link to policies) and Use Terms and Conditions (link to terms & conditions) and are non-binding to you, the seller, or their representative agents. Any offer that results in a contract for purchase between you and the seller is conducted outside the scope and services of N-Play.

8. How long is my offer good for?

Offers are good for up to 2 weeks from the date of making your offer. You will select offer expiration date while you’re making the offer. After 2 weeks your offer will expire and it will be removed from the offer grid. You will get notified 24 hours before the offer expires via email to extend your offer.

9. Do I need to be pre-approved to make an offer?

Seller can select what requirements apply to each property based on financing method that you select, either cash or finance. For finance option seller may require you to either confirm or attest of being pre-qualified, or to attest the possession of pre-approval letter, or to actually attach the pre-approval letter from your bank. For cash option seller may ask you no question about proof of funds, or may require you to attest to a possession of proof of funds statement or letter, or may require you to attach proof of funds statement or letter.

10. Who sees my offer?

Anybody that displays the offer grid for the property that you made your offer on will be able to see your anonymous offer. You will be identified by a generic “Buyer #4” where only you know which offer is yours. N-Play is completely transparent to all parties involved. Your identity will not be revealed until a Memorandum of Understanding is reached.

11. Who sees my contact information? Can my contact information remain confidential?

Your identity and your contact information will always remain confidential during the offer process. It will never be revealed to the seller or seller's agent unless and until you have been selected as the winning buyer. Then the buyer and agent's name and contact information will be sent to the seller and seller's agent. Until then a buyer is only be known to the seller as a buyer number, i.e. Buyer #1.

12. Can I see other offers made on the properties I make offers on?

Yes. You can see other offers made on the same property and adjust your offer to make it best it can be.

13. Can I make changes to my offer?

Yes. Once you make an offer on a property you’ll receive an email with a link back to the offer grid. Using your email and password that you used to register your offer you can log back into the offer grid and adjust your offer at any time before the offer gets accepted by the seller or before it expires.

14. Can I make multiple offers on a property?

No. You can only make one offer on a property.

15. Can I make offers using N-Play on multiple properties?

Yes. Once you have registered an offer with N-Play you will be able to use same log in credentials (your email and password) to make offers on any other N-Play listing.

16. How do I know other offers on properties I make an offer on are legitimate?

Shill offers are offers made by buyers or their representative agents on a listing that do not accurately reflect or represent the good faith and true intentions of the buyer. Shill offers are also offers from seller's on their own listing made in an effort to distort the true market value and demand for the listing. The N-Play Use Terms and Condition for which all users must agree to prior to posting a listing or registering an offer prohibits shill offers. Any person who is found to have placed a shill offer will immediately be disqualified from using N-Play and permanently barred from the service.

17. Does N-Play or the listing agent sell my contact information?

No. Respecting your privacy is of utmost importance to N-Play and to all N-Play affiliated agents and brokers. N-Play or anybody else affiliated with N-Play will not use your personal information in any shape or form other than for communication during the N-Play process. Once the Memorandum of Understanding is reached your identity will be revealed to parties involved.

18. How is N-Play different from eBay?

N-Play is very different than eBay. eBay is an absolute auction requiring the seller to sell within a specified period time to the highest offer made over any reserve price. If you are the winning buyer you are required to follow through with the purchase and cannot retract, cancel or reduce the offer after being made. N-Play is not an auction. N-Play provides a buyer-seller engagement environment that paves the way for agreement to purchase based on the intent of the parties. Sellers are not required to sell, can select any offer at any time regardless of rank, or can select no offer at all. You have the opportunity to decrease your original offer or to cancel your offer. You are not obligated to make a purchase until you enter into a mutually binding agreement with the seller.
